Options to Paint Rooms:

1 Based on rectangular shaped areas.
2 While 8 foot ceilings are typical for many rooms, others may be taller. If the room has an uneven height, such as with slanted walls, take the approximate average.
3 Typical or low profile mouldings including baseboard, window & door casings. Excludes any crown mould or chair rail.
4 Most situations call for two coats to be applied on most surfaces. Trim normally gets two coats as an off-white option.

Inclusions and Exclusions

Included are walls: drywall, concrete or plaster type surfaces (though plaster walls may be subject to higher prep efforts and thus costs whenever individual small rooms are involved, as opposed to broader or combined areas). Ceilings and doors are excluded. Small rooms with excessive trim or cabinetry may incur an additional 20% and greater costs such as for kitchen rooms. These figures for painting occuppied spaces also account for moving of moderate placements of furniture and wall hangings.

Labor, Materials and Supplies notes:

  • The labor component charged to the project only.
  • Includes all labor necessary for the completion of the room(s) from setup, on, providing ladders and any necessary staging and/or scaffolding equipment.
  • Alots a nominal amount of preparation. Accounting for minimal cosmetic wall patching and sanding like from small nail holes & dings. More modest sized rooms can incur greater fees for the patching of larger or deeper areas. Where trim is to be painted, caulking and puttying is figured on.
  • Final cleanup and disposal of empty cans and waste is also part of this amount. Clearly labeling any partial cans is recommended especially when painting on a room by room basis.

  • Amounts for the labor portion per specific geographic locales may fluctuate based on the particular zip code by 15% to 25% and greater. Especially for certain metropolitan areas.

    Paint Specifics

  • Above is figured applying mainly flat or low sheen coatings throughout.
  • Grade of paint, supplies and materials are rated at moderate and above, excluding the cheapest "builders quality" and yet also are the most expensive lines of paint coatings.
